Corporate Real Estate Management & Lease Administration

 

• Managed the day-to-day real estate operations of a large NYC hospital system. Management of entire corporate owned and leased portfolios, including acting as in-house real estate broker (currently licensed in NYS), providing owner’s representation and broker/landlord negotiations relating to leased property, supervision of the production of rent rolls, tax filings, and abatements.

 

• Provided policies and procedures for the tracking of and corrective measures for facility violations management.

 

• Managing Director for The Staubach Company, NY., NY / 2004 and 2005 - Managed the account of NYS OGS, administering the leasing activities of New York State in New York City.

 

• Managed the operation and coordinated the subdivision and sale of a 24-acre, 4-tax-lot, 14-building hospital campus; net proceeds forecast at $25M+.

 

• Coordinated real estate activities including supporting the lease negotiations and sale of a school of nursing operating in two boroughs of New York City.

 

• Coordinated equipment sales and real estate assignments for the sale of five medical clinics in Brooklyn and Queens.

 

 

Corporate Healthcare Facilities Contract Management

 

• In 2007 awarded and since completed a two-year contract to provide site administration for a 22-acre, 14-building medical campus housing an endoscopy suite, a 72-bed neurobehavioral rehabilitation services wing, a psychiatric residential neighborhood, and a school of nursing.

 

• Coordinated a facility Life Safety Survey and Corrective Measure Implementation Plan for a 500,000-SF medical campus.

 

• Coordinated The Joint Commission (TJC) readiness for the life safety and facilities aspects of a 7-acre, 7-building medical campus.

 

• Managed the audit of contracting procedures and cancellation of contracts, including the re-scoping of work and scope clarifications, resulting in a net savings of over $500,000 at Saint Vincent’s Catholic Medical Centers.

 

• Hudson Valley Property Manager for the Edgewater Companies (’91 –’96), managing $100M in facility assets including the decanting of 1,000,000 square feet of IBM occupancies.

 

• Director of Facilities for Healthcare Associates, managing 16 nursing homes with $100M annual revenue and responsible for 10-year capital plans for all locations.

 

• Provided coordination for the staffing ramp-up, working capital loans, and grand opening of Northeast Center for Special care – $41M facility with 500 employees and 280 long-term neurobehavioral rehab residents.

 

• Secured $9.1M in working capital loans, Kingston, NY, using a Housing Investment Trust, SONYMA, and local development corporations (KLDC and KNEC).

 

• Audited, provided corrective leasing measures, and managed property portfolio for Kingston Regional Healthcare System (healthcare corporation with $75M+ annual revenue); President of KRHC Properties, Inc.

 

Real Estate Development

 

• Provided primary project development and community liaison services for the development of a $41,094,000 healthcare center – Northeast Center for Special Care, Lake Katrine, NY.

 

• Provided primary project administration for the development of a $90,000,000 retirement community, including management of site acquisition and corporate coordination of related local approvals.

 

• Provided development support services for NYS Department of Health Certificate of Need (CON) approval of $30M+ neurobehavioral rehabilitation center via renovation to existing nursing home.

 

• Provided general coordination of various essential components of real estate sales or construction relating to problematic or complex transactions including: release of contractor liens, eviction of tenants, and close-out of facility violation escrow accounts.

 

• Provided subdivision analysis and oversight for completion of special use permits, Phase I and Phase II environmental studies, environmental assessment forms, land use applications, and zoning and tax lot subdivision applications.

 

• Contracting of archeological studies and other Landmarks Preservation Commission (LPC) directives and owner representation with regard to findings including tracking of excavation protocols and providing assurance of completion. This work includes appearances at City of New York (NYC) Dept. of Buildings, NYC Dept. of Finance, and NYC planning departments as well as coordination of all of the above contracted services.

 

• Provided real estate development services including, but not limited to, solicitation and review of appraisals, solicitation of and negotiation for the retention of real estate brokers, lawyers, architects, engineers, and construction managers and contractors.

 

• Retention of surveyors, engineers, and land use planners necessary to facilitate master plans, utility relocations, road and utility easements, and subdivisions necessary to best position the client for property sale and or redevelopment.

 

• Provided New York State Department of Health Certificate of Need (CON) support services including management of the Certificate of Need process, architectural services, financing, and cost certification.

 

• Provided development services for Hudson Valley projects including a 180,000-square-foot insurance claims processing facility for a Fortune 500 Company.

 

 

Community Development

 

• Owner’s representative for 1M SF commercial office space and community liaison for IBM Kingston closure.

 

• Community leader in handling IBM plant closure, including teaming with city planners to apply for and receive inclusion in NYS Economic Development Zones.

Construction

 

• Residential and small-scale commercial construction in Dutchess County, NY 1984–1990.
