In 2005, Bernadette Thompson left a career in financial investment management to join her sister, Lorraine Salmon, in the real estate consulting firm, Salmon Holdings, LLC. At that time, she was retained by a prominent New York City healthcare system and its affiliates where she continues to provide consulting services today. Some of Bernadette’s responsibilities include or included: preparation of support documentation for counsel with regard to bankruptcy filings and rejections; property sales; asset purchase agreements; and real estate closing services. In addition, Bernadette provided lease portfolio analysis, reorganization, restructuring, and administration; site relocations; property management; lease abstracting; file forensics; and negotiating, reconstructing, and reconciliation of lease and vendor payments and expenses. Bernadette continues to work closely with senior counsel and senior management, providing auditing, budgeting, planning, insurance claim preparation and tracking, and violations research and clearing services. She is responsible for the corporate auditing and management of utility costs.
Previously, Bernadette spent 20 years working for broker dealers and investment advisory firms, with 16 of those years based in Manhattan, New York. In this highly regulated industry, Bernadette supervised, managed, supported, and provided administrative and trading services to over 400 registered representatives. In addition, she worked closely with chief investment officers and chief compliance officers and played key roles during regulatory audits by the National Association of Securities Dealers (NASD) and Securities and Exchange Commission (SEC). Bernadette’s positions included Vice President of Operations, Director of New Accounts & Transfer of Assets, Senior Compliance Officer, Equity Trader, and Project Manager.
Bernadette is a New York State Licensed Real Estate Salesperson and previously held the following NASD licenses while employed by broker dealers: Series 24, Series 7, and Series 63.
Commercial Real Estate (with focus on Health Care):
• Lease portfolio analysis, reorganization, restructuring, and lease abstracting
• Daily administration of lease portfolio and owned real estate portfolio
• Project management and special projects and investigations
• Assisted with bankruptcy workout, property sales, and asset purchase agreements

• Supported +/- $24,000,000 sale of a 22-acre campus, including subdivision and utility easements
• Verified and reconciled violations and cleared same
• Worked closely with senior management at Con Ed, Keyspan, and DEP on utilities system-wide, including reconciliation of accounts and the streamlining of payments for cash flow purposes and timely payments
• Primary corporate contact with the New York City Department of Finance for the system-wide transition to the electronic filing of various health care not-for-profit filings, property notices, and real estate taxes
• Established and maintained corporate relationship with senior management of the Environmental Control Board for the review and dismissal of violations
• Set up and managed the collection of over $1M in rent, additional rent, and FF&E sales as a result of the sale of five clinics and lease assignments to a Brooklyn-based healthcare system
• Implemented and maintained the tracking of key departmental projects and open issues for the senior vice president of corporate real estate services
• Coordinated and oversaw a system-wide 71-elevator maintenance contract request for proposal (RFP)
• Designed and implemented a system-wide insurance claim form designed to capture all critical information in any given catastrophe
• Coordinated and tracked a $10M+ fire claim
• Managed the establishment, relocation, or closure of leased sites
• Developed procedures for corporate real estate services, including a shared drive document library and document retention
Residential Real Estate:
• Structured and obtained financing from a vast pool of lenders for clients in need of mortgages, home equity loans, or refinancing for residential and mixed-use properties.

Broker Dealer and Investment Advisory Experience:
• Worked closely with the chief operating officer, chief financial officer, and chief compliance officer to ensure compliance firm-wide with all regulatory agencies and annual audits
