Doreen DeCarolis: Consultant Bio

Doreen DeCarolis - Salmon Holdings, LLC.Doreen DeCarolis joined the team of Salmon Holdings, LLC in 2007 as a Real Estate Project Manager for the NYC division. She brings eight years’ experience working for an upstate modular construction company where her primary responsibilities were marketing and project management including: specifications and design, site inspection, permit facilitation, financing, and coordination of certificates of occupancy. Doreen also pro-vides special projects administration such as environmental audit manage-ment.

 

As one of the primary salespeople for a successful Hudson Valley construction company, she managed the day-to-day business of a 12-person satellite office supporting a 100-person factory.

Prior to this position, Doreen worked in residential custom building, real estate, property management, retail business development, and small business management. An interest in local planning and development led to the opportunity to serve on a local municipality land-use committee.

 

Doreen’s not-for-profit involvements include special education and teen counseling as well as volunteer real estate support services for a troubled healthcare provider. She is a trained geriatric caregiver and a Hospice volunteer. Her personal experience in a long-term family-owned motel business led to various experiences in lodging, retail, and construction. She has been an active member and the first V.P. of the Chamber of Commerce in Red Hook, NY.

Relevant Experience

Real Estate Broker
• As a real estate broker for a custom builder, it was her responsibility to do market analysis and comparative studies, process the Multiple Listing Service, coordinate broker/customer open houses, all while handling a full-service real estate office. The relationship among broker, builder, and customer teaches a particular trust that will enhance the dynamics of all relationships of the business.

 

Sales Manager
• As sales manager of a construction company, and with eight years’ experience, she met with customers to assist and manage the creation and development of their new homes. The responsibilities of this position included the design of the residence in relation to the building site as well as consideration of the dynamics of the family for whom she was building. As sales manager, she was involved in all aspects of residential construction from site inspection, building permits, and financing to construction management support. In particular, her responsibilities also included the task of processing the order for the modular with the factory.

• Doreen was responsible for marketing support, including reviewing print and radio advertisements. She developed the advert campaign for the model center, highlighting featured plans for selected styles of homes, and her expertise in current sales trends spearheaded the development of a new modular center. These plans distinguished the company as a pioneer in the custom design-built modular industry. As director of marketing she developed programs for seminars and trade shows.

 

Project Manager
• As project manager, it was her responsibility to coordinate site inspections with subcontractors and inspectors. She notified accounts payable of an active timeline that would facilitate project funding from the lending institution to the company and also acted as a liaison between the customers and contractors.

 

Small Business Manager
• Small business managers require the ability to address trends and customer needs as quickly as they appear. Doreen began her career in modular construction with a firm that built 12 to 15 houses a year. Within two years, housing contracts doubled and so did the demand and challenge of the operation. As liaison to the CEO, the status of all projects was reported on a daily basis.

 

Owner/Partner
• As owner/partner of a retail business, she experienced all facets of business development from the design of a business plan and shop to the franchise purchase, purchase of merchandise, sales, accounts payable, etc. As owner of a small business, it was her responsibility to build business and relationships with other businesses in the area.

 

Sole Proprietor
• Being a proprietor of a B&B, Doreen learned firsthand the importance of customer service. The hospitality industry informs one that the basic tenet in all aspects of business is that “the customer is always right.”
